As a challenging year draws to a close we are looking ahead to what 2026 may have in store for the real estate sector and for Germany in particular. The 'European Outlook Germany: emerging trends and opportunities' briefing, to be hosted by PwC in Frankfurt, will start with a presentation of the “Emerging Trends in Real Estate: Europe 2026” study by PwC that will set the scene for the discussion by our expert panelists.
In what is still an uncertain geopolitical context, what are the main trends for real estate? Technology is changing the sector in many ways: how can it be harnessed to speed up and optimise? What is happening to investment: is foreign capital coming back, where is it coming from, what is it looking for, where it is being deployed? What are US and Asian investors in particular looking at? There has been a backlash against ESG but sustainability remains a key theme: how is it changing on the ground? How is it affecting valuations? Are we still just seeing brown discounts or is time for green premiums? Which sectors are likely to outperform and why? Will the living sector and all its subsegments continue to thrive? What about growing trends like health and wellness, entertainment and leisure, how are they affecting the market? How is the uncertain political context in many European countries affecting the market and investors' decisions? Investors often complain about the weight of regulations, especially in Germany: what is happening on that front? Are some of the 16 States realising they have to facilitate development as shortages of supply are starting to bite?
